Illinois Land Market Continues to Show Resilience

Prices for high quality Illinois land are generally holding firm, even rising in some areas of the state, while farm income has been going down.  This may seem counter-intuitive.  The more cash a property is generating from operations, the more someone should be willing to pay for it.  Conversely, the less cash a property generates from operations, the less someone should be willing to pay for it.  However, the pinch on operating income has not had a drastic effect on the value of high quality farmland.

For farmers, this is all too common a feeling right now as they face the headwinds of low commodity prices, increasing interest rates, rising labor costs, potential issues with water, and potential macro issues such as international trade.

Sustainable Groundwater Management Act

December 11, 2017

Major changes are in store for California farmers as a result of the state’s Sustainable Groundwater Management Act (SGMA). The 2014 act requires that groundwater sustainability plans (GSPs) be created by January of 2020 for 43 high priority basins and 84 medium priority basins in California, and that Groundwater Sustainability Agencies be established for those areas. During GSP development, SGMA prohibits groundwater users from increasing their water usage to expand appropriative rights.

Slow Market, Higher-quality Land Maintain Value

The market for midwestern agricultural land this year has been extremely slow, probably the slowest I’ve seen in 30 years. Based on a relatively small number of transactions, I am seeing higher-quality land maintain its value, while lesser-quality ground has been seeing greater declines.
