Tract 1:  13± acres of quality cropland with 12.9± acres tillable per FSA.  The predominant soil types are Wheeling and Sloan loams.   Substantial frontage along TR-1524 makes this tract ideal for many purposes.
Tract 2:  83± acres with 68± acres tillable per FSA.  Jimtown & Canfield silt loams and Sloan loam are the primary soil types.  This tract includes quality, level cropland as well as a fenced pasture with mature shade trees for livestock.  The creek provides a year-round water supply for the livestock and a good drainage outlet as well.  The existing farm lane extends to the back of the property providing easy access for equipment and semis.

Building K – 16’x400’ loafing shed and (4) attached dry lots with concrete holding pens, (240) headlocks, (2) Ritchie waterers, a 7’ concrete feed apron, and a manure-handling system connected to the lagoon.
Building L – 33’x400’ newer building with 15’ eaves.  This (200) free-stall building has grooved concrete floors, overhead doors, a curtain side, (50) Steinway headlocks, (2) Miraco waterers, an 8’ concrete apron, and a manure-handling system connected to the lagoon.  (This barn is divided into (4) equal sections, each consisting of (50) free-stalls.)
Tract 7:  117± acres mostly tillable with quality soils such as Wooster & Canfield silt loams.  This large, contiguous tract would make an excellent addition to any farming operation.  The open ditch provides an outlet for drainage.
Tract 8:  61± acres of wooded and pasture land.  This hunter’s paradise provides 46± acres of wooded land.  The 15± acres of fenced pasture land includes a creek that provides a year-round water supply for livestock.  A farm lane runs the entire length of the woods on the east edge of the tract.  Consider the timber value of the mixed hardwood trees and the possibility of a secluded building site.  A large culvert under I-71 provides access to the wooded property on the north side of the interstate.  There is a billboard on Tract 8.  The lease and income will transfer to the buyer.
