Tract 1:  13± acres of quality cropland with 12.9± acres tillable per FSA.  The predominant soil types are Wheeling and Sloan loams.   Substantial frontage along TR-1524 makes this tract ideal for many purposes.
Tract 2:  83± acres with 68± acres tillable per FSA.  Jimtown & Canfield silt loams and Sloan loam are the primary soil types.  This tract includes quality, level cropland as well as a fenced pasture with mature shade trees for livestock.  The creek provides a year-round water supply for the livestock and a good drainage outlet as well.  The existing farm lane extends to the back of the property providing easy access for equipment and semis.
Tract 3:  32± acres of prime, level, quality, tillable land.  This tract currently has an excellent alfalfa crop.  Consider the opportunity of a building site for that rural estate you have always dreamed of.
Tract 4:  15± acres of mostly tillable, productive, gently-rolling land with Sloan and Wooster silt loam soils.  Consider combining tracts 4 & 5 for 50± acres of cropland with road frontage on both TR-1524 and TR-1575.
Tract 5:  35± acres of mostly tillable, productive land with frontage along TR-1575.  The primary soils consist of Ravenna, Canfield, & Fitchville silt loams.  The open ditch provides an excellent drainage outlet.
Tract 6:  30± acres with 2 homes, a stocked pond, several outbuildings and livestock facilities, a bunker silo, grain bins, and a manure handling system with a lagoon.  The farm has an updated water system that provides exceptional pressure and includes (3) interconnected wells (10” & (2) 6”).  This farm has been operating as a successful heifer raising/hog finishing facility, and the necessary resources are in place for continued success!
Home A – 2-story, 4 bedroom, 2½ bath historic farmhouse. This home has been completely updated and professionally remodeled with new plumbing, wiring, walls, flooring, cabinetry, metal roof, Olsen natural gas furnace, duct work, and water softener.  The full basement has interior and exterior access.  Some special features include a large kitchen with abundant cabinet space and a walk-in pantry, dining room with hardwood floors, 2 laundry facilities, oak trim and ceiling fans throughout, jacuzzi tub, partially-covered back deck, and a stocked pond.
Home B – Older 2-story farmhouse
Building C – 33’x65’ concrete block shop with (2) overhead doors, side slider, walk-in door, concrete floor, water, and electricity.
Building D – Double-4 Herringbone parlor and glazed-block milk house with restroom.  (The dairy facility has not been used in several years and has no milking equipment.)
Building E – 30’x170’ equipment storage & commodity barn
Building F – 40’x80’ steel-framed equipment shed with concrete floor
Building G – 25’x115’ hog barn with (14) pens
Building H – 36’x120’ hog barn with (24) pens and a center aisle
Both of these hog finishing barns include concrete walls and sloped floors, manure grates covering a gravity-flow manure system that connects to the lagoon, Brock bins, auto-flex auger feeders, nipple waterers, curtain sides, and walk-in doors.
Building I – Bank barn with newer roof.  The front half of this bank barn has (2) levels. The upper level is 40’x100’ and provides excellent storage for feed and equipment.  The lower level has a 40’x130’ loafing area with box stalls, sorting areas, and headlocks. The attached barn is 70’x165’ and includes (90) free-stalls, Miraco waterers, east curtain walls, a center feed bunk, and an attached L-shaped manure pit.  This barn has access to a fenced pasture.
Building J – 50’x135’ barn with attached grooved-concrete feed lots, (59) Steinway headlocks, concrete apron, and Ritchie waterers.  Half of this barn is an open loafing area and the other half has (56) free-stalls and a box stall.
Building K – 16’x400’ loafing shed and (4) attached dry lots with concrete holding pens, (240) headlocks, (2) Ritchie waterers, a 7’ concrete feed apron, and a manure-handling system connected to the lagoon.
Building L – 33’x400’ newer building with 15’ eaves.  This (200) free-stall building has grooved concrete floors, overhead doors, a curtain side, (50) Steinway headlocks, (2) Miraco waterers, an 8’ concrete apron, and a manure-handling system connected to the lagoon.  (This barn is divided into (4) equal sections, each consisting of (50) free-stalls.)
Tract 7:  117± acres mostly tillable with quality soils such as Wooster & Canfield silt loams.  This large, contiguous tract would make an excellent addition to any farming operation.  The open ditch provides an outlet for drainage.
Tract 8:  61± acres of wooded and pasture land.  This hunter’s paradise provides 46± acres of wooded land.  The 15± acres of fenced pasture land includes a creek that provides a year-round water supply for livestock.  A farm lane runs the entire length of the woods on the east edge of the tract.  Consider the timber value of the mixed hardwood trees and the possibility of a secluded building site.  A large culvert under I-71 provides access to the wooded property on the north side of the interstate.  There is a billboard on Tract 8.  The lease and income will transfer to the buyer.
